INITIAL CONSULTATION
We
start by sitting down to discuss your overall vision, from the style of home to
your specific needs and wants, and including budget considerations ,
construction requirements, and land location. We welcome and encourage any
questions you have regarding the home building process, services, and home
construction. The key to the success of
any custom home project is the alignment of expectations. We make every effort to fully understand your
expectations, and strive to meet and exceed them in every way we can.

LOCATION
If
you have not yet purchased their building lot, we are here to assist. We have strong relationships with many
industry leaders such as top tier realtors, developers, and land owners which
we will give you full access to. With all the pitfalls and challenges
surrounding land acquisition, our knowledge and industry partners can help
eliminate both the guess work and risk from your purchasing a suitable building
lot.
If
you already own a lot, we will complete a site visit with you to analyze the
overall site conditions and review the location of the home in relation to the
surroundings. Our goal is to ensure that
the home is designed with the building lot in mind. This allows us to determine any potential
challenges in terms of by-laws governing the lot, restrictions, grading,
setbacks, elevation, etc., so we address these issues right at the design
stage.

ARCHITECTURAL DESIGN
You
then meet with our Architectural Team to create a preliminary building
plan. We do not use either “in-house”
designers or drafting technicians to create our plans. We only work with highly recognized, award
winning architectural firms who specialize in custom home design. Our Architects are the best in the business,
and we pride ourselves in using only top tier professionals for all our design
work.
If
you already have your own plans or want to use your own Architect, we can do
that as well. We will work with whoever
you feel most comfortable with, if you have a specific preference.

FINAL REVIEW AND CONSTRUCTION START
A detailed
construction contract is then formulated which outlines architectural drawings,
design details and specifications, and all associated costs. At this stage, the remaining deposit
schedules are finalized and once both parties sign the agreements, a
construction start date is provided.

PROJECT CONSTRUCTION START MEETING
At this point, an
initial start-up meeting is arranged with our team to provide further details
about the building process and building schedule.

INTERIOR DESIGN
Our designers
will schedule all appointments with trades and suppliers, and assist you in all
interior detailing and selections to suit your personal taste and budget.
Interior design consultation is complimentary and included as part of our
service to you. Depending on your style
of home, preferences and overall vision, we have designers that specialize in
all types of design ranging from traditional to contemporary, and we will
assign the designer that is best suited to work with you every step of the way.

MILESTONES OF CONSTRUCTION
We will schedule
periodic site visits with you throughout the duration of the build to review
such items as the location of electrical outlets and other design details. We
will accompany you on scheduled site visits and encourage you to contact us at
any time during construction if additional visits are desired.

PRE-CLOSING ORIENTATION
A pre-closing
orientation is scheduled with you approximately two weeks prior to occupancy.
Work during these final two weeks focuses on completing items on a “to do” list
created at the inspection prior to possession.
During your
orientation, we will walk you through your new home, explain the different
systems in your home (i.e. HVAC system, plumbing, electrical, etc.), show you
how your smart home features function, go over regular maintenance items that
you need to be aware of, and provide you with tips and recommendations on how
to care for your new home.

WELCOME HOME
On your
possession date, we will meet you at your new Watermark Home at a pre-arranged
time to personally welcome you home and give you the keys and garage door
remote. We will answer any other
questions you may have at this time, and present you with both a homeowner’s
manual and a special gift as our way of saying “thank you” for choosing
Watermark as your builder.

WARRANTY AND AFTER SALES SERVICE
After being in your home for 25 days, we will
call you to arrange an appointment to come into your home and conduct a
complete walkthrough with you. The
purpose of this walkthrough is to identify any items that need our attention
that were not evident during our pre-closing orientation, and to ensure your complete
satisfaction with your new home.
